Terms of Service

1. About us

Villa D'Eliz Exclusive Farm Villa ("we", "our", "the property") is a private farm villa located at Purok 7B, Sirawan, Toril, Davao City, Philippines. We offer exclusive whole-villa rentals — one party at a time, no shared spaces with other guests.

2. Booking and confirmation

• Reservations are tentative until a 50% deposit is received.
• We hold your selected dates for 24 hours after you submit a request. If we do not receive your deposit within that window, the hold is released.
• Bookings must be made at least 5 days before check-in. Same-week bookings are case-by-case — message us to ask.
• The remaining 50% balance is due 7 days before check-in.
• You must be at least 18 years old to book. You are responsible for all guests in your party.

3. Cancellation and rebooking

• Deposits are non-refundable.
• We allow one (1) rebooking as a goodwill exception, subject to availability. Email or message us as early as possible to arrange.
• If the property becomes unavailable due to force majeure (typhoon, power outage, infrastructure failure, etc.), we will offer a full refund or a rebooking at your choice.

4. Check-in and check-out

• Standard check-in: 2:00 PM
• Standard check-out: 12:00 PM (noon)
• Earliest possible early check-in is 1:30 PM, only if the previous guests have checked out early and cleaning is finished. We often have back-to-back bookings, so we usually cannot adjust.
• Late check-out may incur an extra charge — please ask in advance.

5. Guests and capacity

• Villa 1 sleeps up to 5 guests (2 base on king bed + extra beds).
• Villa 2 sleeps up to 6 guests (4 base on two double beds + extra beds).
• Whole-property bookings sleep up to 15 guests.
• Extra-head fee: ₱300 per head per night beyond the base capacity.
• You must declare the correct headcount at booking. We may adjust the final invoice on-site if your actual party is larger than declared.

6. House rules

• This is not an all-night party venue. We respect our neighbors and our other guests' rest.
• Bonfire is available until 11:00 PM. Please respect quiet hours after that.
• The kitchen, gazebo, and grill are open for guest use. No corkage — bring your own food and drinks.
• Smoking is not permitted inside the villas. You may smoke in designated outdoor areas.
• Pets are welcome (maximum 3) but must be supervised. Owners are responsible for any damage caused by pets.
• Please leave the villa tidy. A cleaning fee may apply for excessive mess.

7. Damage and liability

You are responsible for any damage to the property, fixtures, or amenities caused by you or anyone in your party. We may charge for repair or replacement costs. We are not liable for personal injury, loss, or damage to your belongings during your stay — please bring travel insurance if this is a concern.

8. Privacy

We collect your name, email, phone number, and address only to process your booking and to contact you about your stay. We do not sell or share your information. For full details, see our Privacy Policy.

9. Changes to these terms

We may update these terms from time to time. The version in effect at the time of your booking is the one that applies to your stay.
